After seven years of representing sellers and buyers in more than fifty transactions Jeff realized the outmoded seller/buyer dynamic of unanchored retail strip shopping center sales was ready for an innovative transformation. In February 2009, he resigned from PP&F to fully concentrate his energies on his new vision, Phoenix Retail.
Phoenix Retail corrects an inadvertent consequence in the current unanchored retail strip shopping center sales model. Deteriorating or under-performing centers frequently sell under value because buyers/owners look only for quick realization of income. Unfortunately, many centers with hidden attributes continue to decline and under-perform, oftentimes in very high-potential markets. By utilizing a fund of investors with long-range performance as a criterion, promising properties are bought, remedied, and repositioned to extract increased rental income and sale prices.
Jeff has assembled a team of recognized anchored and unanchored retail strip shopping center experts to achieve this objective. The timing could not be more opportune. Steve Runkel has over 20 years of executive-level experience in the commercial, industrial, corporate and residential real estate industry. His broad range of experience includes commercial/industrial real estate acquisitions and dispositions, site selection, asset management, distressed property workouts, project development and management, marketing, business development and sales and management consulting.
Steve has project managed multiple residential and mixed-use development projects/properties for a progressive, premier oceanfront/riverfront developer in south Florida. He managed new development projects from conceptualization through governmental approval processes (entitlements), financing, site planning, engineering and architectural design phases, construction, marketing, sales and ongoing property management.
He has held direct and shared management accountability for over $2 billion in real estate assets of operational and corporate real estate holdings/interests for a Fortune 200 Corporation and has consulted, trained and coached both financial management and operational process optimization to executives, managers and staff personnel throughout the country.
As an officer, he has directed all phases of real estate management and disposition for a $3 billion lending institution's REO (real estate owned) portfolio of residential, commercial, development and resort properties acquired through foreclosure. In this position he directed appraisals, disposition alternatives analyses, value-enhancement efforts, marketing and sales initiatives as well as final negotiations, property management and general administration of a rolling ~$50MM portfolio.
Steve is a licensed real estate broker in 3 states and has been involved with transactions and commercial/industrial real estate negotiations and management in 23 states and internationally. He has volunteered nearly 20 years to service organizations and non-for-profit groups developing personal business skills and leadership expertise. He is a licensed private pilot and enjoys sailing, hiking and exploring in the Rocky Mountain area.
